You’ll join an amazing team of Dropboxers who are singularly focused on one thing: using technology to simplify people’s lives.The Real Estate and Portfolio Manager will be responsible for the strategic direction and drive RE deals at Dropbox. Reporting to the Global RE lead, will provide oversight of the current and future portfolio be an integral partner to internal real estate service teams to identify and define opportunities, develop implementation plans, and deliver change management and communication programs to accompany re-stacks and/or large moves. In addition, this position will coordinate strategic planning, leasing, financial analyses, portfolio capitalization as well as establish optimal workflow and procedures across finance, legal, executive staff and office teams.This position will also cross train and engage directly with project management as Dropbox wants to initiate an integrated team of Real Estate and Project professionals.Responsibilities Contribute to advance planning, strategic planning, and capital planning. Develop strategic plans locally and globally. Track head-count and provide optimal value to the office portfolio in a growing environment. Manage the transaction process with Real Estate Lead and brokers to deliver optimal value to Dropbox. Manage and coordinate appropriate communication and presentations with finance, legal, risk management and senior staff. Manage lease administration and record management of current assets. Develop standard operations and tracking tools/software that optimize this function. Manage monthly reconciliation of assets (CAM, Op Ex, rent, etc.). Manage Regus/Temp office relationships globally to provide just-in-time offices that support growth. Research, propose and implement new real management systems and tools that optimize transaction, lease admin, project management and reporting. Partner with project management and finance to create and develop standard operating procedures (i.e., CAM reconciliations, PM contracts, RFPs, construction and vendor contracts). Assume responsibility for the due diligence process on all proposed office deals. Coordinate w/ project management and external consultants. Provide detailed analysis/report that will be leveraged in the decision process and project delivery. Compile analyses and compose briefings that are compelling and actionable. Work with IT and security to coordinate proper delivery of future offices. Manage the reporting process (business plans and monthly and quarterly reports) in an efficient and timely manner.Requirements Bachelor’s degree at a minimum Must have basic knowledge of corporate real estate and space planning principles 5+ years of direct experience in a corporate real estate including transactions, portfolio management, and lease administration Experience developing strategies, change management, and/or consultative responsibilities Must demonstrate prior experience developing policies and/or training materials Must demonstrate leading through change High proficiency in PowerPoint and Excel is required Prior exposure to workplace design and project management a plus.
